# Renting an apartment in Da Nang: the Vietnamese you need

Find the place, talk to the landlord, agree on rent, deposit and bills, and move in smiling. Here are the words, the questions and a real viewing conversation.

## Before the first viewing

Many foreigners in Da Nang look for apartments around An Thượng and the beach side of Sơn Trà, or in the city centre of Hải Châu. Listings appear in Facebook groups, on Zalo and on "for rent" signs: look for **cho thuê** on a gate or balcony.

A few Vietnamese questions change the whole conversation. Landlords relax, explain more, and you understand exactly what the rent covers: electricity, water, internet, cleaning and the management fee.

- **phòng trọ** a rented room
- **chủ nhà** landlord
- **tiền thuê** rent
- **tiền cọc** deposit
- **hợp đồng** contract
- **tiền điện** electricity bill
- **tiền nước** water bill
- **phí quản lý** management fee
- **đầy đủ nội thất** fully furnished
- **máy lạnh** air conditioner
- **máy giặt** washing machine
- **chỗ để xe máy** motorbike parking
- **dọn vào** to move in

## Phrases you'll use

- **Cho tôi xem phòng được ạ?** Could I see the apartment?
- **Căn hộ này giá bao nhiêu một tháng?** How much is this apartment per month?
- **Tiền cọc mấy tháng ạ?** How many months is the deposit?
- **Tiền thuê gồm tiền điện, nước hả anh?** Does the rent include electricity and water?
- **Tiền điện tính giá nhà nước hả anh?** Is electricity charged at the government rate?
- **Hợp đồng ký mấy tháng ạ?** How long is the contract?
- **Tôi muốn thuê sáu tháng.** I'd like to rent for six months.
- **Khi nào tôi dọn vào được ạ?** When can I move in?
- **Anh khai báo tạm trú giúp tôi nha.** Please register my temporary residence for me.
- **Máy lạnh bị hư rồi, anh xem giúp tôi nha.** The air conditioner is broken. Could you take a look?

## A viewing, start to finish

**Anh chủ nhà** the landlord. Example conversation.

1. Chào anh! Tôi muốn xem căn hộ cho thuê. Hello! I'd like to see the apartment for rent.
2. Dạ, mời chị vào. Căn này có hai phòng ngủ, đầy đủ nội thất. Please come in. It has two bedrooms, fully furnished.
3. Giá bao nhiêu một tháng ạ? How much per month?
4. Tám triệu một tháng, cọc một tháng. Eight million a month, one month's deposit.
5. Tiền điện, nước tính sao anh? How are electricity and water charged?
6. Điện tính giá nhà nước, nước một trăm nghìn một người. Electricity at the government rate, water 100,000 per person.
7. Dạ, tôi muốn thuê sáu tháng. Mình ký hợp đồng nha anh. Great, I'd like to rent for six months. Let's sign a contract.

## The Da Nang version

Da Nang speaks Central Vietnamese. Landlords and neighbours often use these words. Recognise them and you'll follow every chat on the stairs.

- **ni** = này, this: "Phòng ni bao nhiêu rứa anh?" (How much is this room?)
- **tê** = kia, that: "Căn tê rộng hơn." (That one is bigger.)
- **mô** = đâu, where: "Nhà vệ sinh ở mô?" (Where's the bathroom?)
- **răng** = sao, how / why: "Tiền điện tính răng?" (How is electricity charged?)
- **rứa** = vậy, so / like that: "Rứa hả anh?" (Is that so?)
- **chi** = gì, what: "Anh cần chi nữa?" (What else do you need?)

## Move-in checklist

- Photograph the electricity and water meters on day one: **chụp số điện, số nước**.
- Write the deposit amount and its return date into the contract.
- Agree in writing who pays for repairs, cleaning and the internet.
- Keep every receipt, and pay by bank transfer for a clear record.
- Give the landlord a copy of your passport so they can declare your stay with the ward police.
- Save the landlord's Zalo: most day-to-day messages happen there.
